Joint development with Prologis of the “Fukushima Koriyama LL Town” logistics hub park at the site adjacent to the Koriyama Chuo SIC

We are pleased to announce that Fukushima Koriyama LL Town, a group company in which our company takes an equity stake, will be jointly developing the “Fukushima Koriyama LL Town” logistics hub park, which will become a hub for advanced logistics facilities, in Koriyama City, Fukushima, with Prologis (Japan HQ: Marunouchi, Chiyoda-ku, Tokyo; President : Yoshikazu Yamada), a leading global company in the ownership, operation and development of logistics real estate.

■Development Location: Optimum location for wide-area distribution and BCP distribution

The development site is located adjacent to the Koriyama Central Service Area on the Tohoku Expressway, near the Koriyama Junction where the Tohoku Expressway crosses the Pacific coast and the Banetsu Expressway crosses the Japan Sea coast.
It takes about 3 hours to reach the Tokyo metropolitan area, about 1 hour to reach Sendai City, and about 2 hours to reach Niigata City. It is also easily accessible by car (about 7km, 20 minutes) from the center of Koriyama City (population 320,000), the second most populous city in the Tohoku area after Sendai City, making it a favorable location for employment.
In addition, in the event of a disaster, alternative routes such as the Banetsu Expressway can be secured, and it is also excellent for business continuity planning (BCP), which allows disaster relief supplies to be transported to the Tohoku region and the Tokyo metropolitan area.

The following is an overview of this development plan.

■Logistics Hub Park “Fukushima Koriyama LL Town”(*1)
This site will be a logistics hub with a total development area of approximately 138,000㎡, consisting of the “Fukushima Koriyama LL Town Building,” a logistics facility to be developed by Fukushima Koriyama LL Town Co., Ltd., and multiple BTS and multi-logistics facilities to be developed by Prologis. The “Fukushima Koriyama Future Co-Creation Center,” which will be developed by Fukuda and Partners Co., Ltd., is scheduled to be located in this building.

The Fukushima Koriyama Future Co-Creation Center was designed as a disaster-resistant building that can be used in both normal and emergency situations, and in the event of a disaster, it will function as a regional evacuation center and a wide-area disaster prevention coordination base, using a third-level backup system for electricity. It will store about six days’ worth of disaster relief food, including beverages and emergency rations, which will be provided free of charge to evacuees in the event of a disaster. It will also serve as a storage base for the “Hobo-Kami Toilet” prefabricated temporary toilet, and will be able to quickly deliver supplies to disaster areas using the delivery network of the companies that occupy the building.

A disaster prevention park has been set up within the development area. In the event of a disaster, it will be used as a heliport and, in collaboration with the companies located within the park, it will be used as a hub for the collection of emergency supplies. We are working to create a system that will make it a wide-area disaster prevention base in collaboration with Fukushima Prefecture and Koriyama City.

In addition, each facility will use blast furnace cement and electric furnace steel, which are expected to reduce CO2 emissions. Solar panels and storage batteries will be installed on the roof, and the plan is to circulate renewable energy within the area. Furthermore, in partnership with Enagia Inc.(HQ: Koriyama City, Fukushima), a leading environmental engineering company in Fukushima Prefecture, we plan to introduce a “V2X system” that supplies power from electric vehicles (EVs) to buildings, etc., and aim to form a wide-area disaster prevention partnership with municipalities along the coast of Fukushima that utilizes renewable energy.

Furthermore, as part of our efforts to create next-generation logistics facilities, we are aiming to attract and utilize hydrogen stations in adjacent areas, as well as to conduct verification tests for drone logistics in mountainous areas and to conduct demonstration tests for automated driving on the Tohoku Expressway.
