On September 12, Fukuda and Partners (F&P) has announced the completion of a multi-functional logistic facility consisting of commercial offices and logistics functions in the Tharkayta District of Yangon City, Republic of the of Union Myanmar. The first phase facility (Building B) of L. L. Town Tharkayta, Yangon’s first logistics real estate business with refrigerator and freezer.

“L. L. Town Tharkayta” consists of three buildings, A, B and C. The facility has a combined function consisting of a total site area of 9,095.61m2 and a total floor area of 10,819.9m2.

The main feature of this facility is the location at an intermediate point between the Yangon urban area and the Thilawa Industrial Park, and it has a low level of congestion and a favorable location of less than 30 minutes by car to the urban area. It realizes highly efficient delivery to “business sites”, “shops” and “restaurants/hotels” in the urban areas.

Furthermore, it is suitable for storage of food and commercial food products, and a distribution hub with three zone temperature warehouse (-25 ℃, +5 ℃, and ambient). Tenants can use the refrigeration facility with no initial costs.

With floor load of 2t/m2 at 1F and clear height of 6m, the facility can cope with a wide variety of loads. 2F can be installed with air conditioners. The facility is also equipped with break rooms, on-site truck waiting spaces, and 350 KVA power generators and other facilities, making it easier for employees to work at.

In the future, Building C will commence operation in February 2020 and Building A will be opening by September 2020. The services of the facility will be enriched by enhancing the three-temperature freezers and refrigerators, commercial offices, stores, educational training center, rental conference rooms, and various service functions.

Since “L.L. Town Tharkayta” is located in a central transit location between the Thilawa Industrial Park (Japan-Myanmar public-private development industrial zone) and central Yangon district, it is objected to function as a logistics midpoint to strengthen the bonds between the industrial companies and deliver consumer goods to the Yangon consumers and make it a community-based center. Not only does it have high delivery potential to the consumers, the commercial offices provides convenience to clients who want warehouse function as well near the city.

In addition, it has a high potential as a point of transit for goods from major production, export and import to consumer centers in Myanmar and has convenience as suburban offices with location close to the center area of Yangon.

F&P has moved their Asia Office from Singapore to Tharkayta district with the intentions of synchronizing the development of the Japan Myanmar commercial relationship to enhance the community and local employment. This is also inline with our future goals for engaging into SDG (Sustainable Development Goals) initiatives.
