Completion of Phase 1 of logistic warehouse with commercial office (L.L. Town Tharkayta Building B) in Yangon City.
(Phase 1 –Development of logistics infrastructure base with three temperature zone cold storage)
Since the fall of 2017 after a successful long-term commercial land lease negotiations, F&P have been developing a multi-functional logistic facility consisting of commercial offices and logistics functions in the Tharkayta District of Yangon City, Republic of the of Union Myanmar. The first phase facility (Building B) of L. L. Town Tharkayta, Yangon’s first logistics real estate business with refrigerator and freezer, is now completed.
At the Building B completion ceremony commenced on September 12, 2019, we had many distinguished guests from the Myanmar Embassy of Japan, Japan Chambers of Commerce, contributed construction companies, prospective tenants, landowner, Tharkayta Industrial Park officials, and other special guests.
We thank all the parties who has led and supported our many challenges in bringing the successful completion of this facility.
“L.L. Town Tharkayta” is a multi-functional facility made up of 3 buildings, Building A, Building B, Building C with total site area of 9,095.6 ㎡ and total floor space of 10,081.9 ㎡. Also Building C will commence operation in February 2020 and Building A will be opening by September 2020. By enhancing the three-temperature freezers and refrigerators, commercial offices, stores, educational training center, rental conference rooms, and various service functions, we aim to enrich the services of the facility.
Since “L.L. Town Tharkayta” is located in a central transit location between the Thilawa Industrial Park (Japan-Myanmar public-private development industrial zone) and central Yangon district, we strive to develop this region into a logistics midpoint to strengthen the bonds between the industrial companies and deliver consumer goods to the Yangon consumers and make this a community-based center. Not only does it have high delivery potential to the consumers, the commercial offices provides convenience to clients who want warehouse function as well near the city.
We have moved our Asia Office from Singapore to Tharkayta district with the intentions of synchronizing the development of the Japan Myanmar commercial relationship to enhance the community and local employment.
This is also inline with our future goals for engaging into SDG (Sustainable Development Goals) initiatives.
We strive to develop the community through delivering “Goods” and “Information” through “L.L. Town Tharkayta” which is the lifeline to the “Community” and “Peoples’ live”.

Features of this facility
1. Warehouses near urban areas
Located in the middle of the Yangon Urban District and the Thilawa Industrial Park, this is a good location with little traffic congestion and no more than 30 minutes by car to the urban areas. We realize high delivery efficiency for sales offices, stores, and restaurants /hotels to the urban areas.
2. Offices close to urban areas
We provide a highly functional and comfortable office environment at convenient prices (lower rents). It is also possible to use a high-security warehouse within the same facility as a small-volume warehouse or storage for high price products.
3. Frozen and refrigerated warehouse near urban areas
It is best suited for food warehouse, commercial food storage, and distribution centers with a response to three temperatures (-25℃, +5℃, and ambient). This service is available to tenants without incurring the initial cost of developing your own freezing and refrigeration facilities.
4. High versatility and convenience
The floor load of the 1F warehouse is 2t/㎡, and the clear height is 6. 5m, enabling the warehouse to handle a wide variety of cargo. The 2F warehouse can be used with air conditioning option.
In addition, we have installed security break room and on-site truck space, as well as emergency power generators for 350KVA.
